An application has been made to the City of Rainsville Zoning Board of Adjustments for a Variance. According to the Zoning Ordinance of the City of Rainsville there must be 100 feet at the Front Building Line in an R-1 district. The variance requested is for 85 feet because that is all the lot will offer. All other requirements such as setbacks are met on this particular lot. If approved a house will be built on the property that fits the current use of the Residential District it’s in. Commencing at an iron pin marking the Southeast corner of the Southwest Quarter (SW ¼) of the Southwest Quarter (SW ¼) of Section 13, Township 6 South, Range 7 East of the Huntsville Meridian and run a tie line North 03 degrees 53 mins 38 seconds West for a distance of 136.93 feet to an iron pin located on the West right-of-way of Hodges Street and being the POINT OF BEGINNING; thence leaving the R.O.W. run North87 degrees 56 mins 10 seconds West for a distance of 198.34 feet to an iron pin: thence run North 00 degrees 15 minutes 11 seconds East for a distance of 85.00 feet to an iron pin located on the South boundary line of Meadows Subdivision as recorded on Plat book 7 page 184, slide 195 in the Probate Office of Dekalb County, Alabama: thence run along said boundary South 87 degrees 55 mins 00 seconds East for a distance of 197.71 FEET TO AN IRON PIN LOCated back on the West R.O.W. of Hodges St; thence run along the ROW south 00 degrees 07 seconds West for a distance of 85.00 feet to the point of beginning. Said Tract of land is lying in the Southwest Quarter of the Southwest Quarter of Section 13, Township 6 South, Range 7, East of the Huntsville Meridian, City of Rainsville, Dekalb Co, Alabama. Containing 0.39 acres more or less.
The Rainsville Zoning Board of Adjustments will hold a public hearing on January 14th 2020 at the Tom Bevell Center at 6:00PM. Anyone wishing to speak for or against this variance can so at this time.
